Job Description
The Commercial Real Estate team consists of more than 1700 employees, executing 50 capital projects per year totaling nearly $40 Million a year in design, construction and capital investment. As the Sr. Director of Project Management in Commercial Real Estate, you will be responsible managing multiple Real Estate Design and Construction projects of varying size and complexity for our corporate offices within the East Region. This position will work with a team managing Complex Mechanical, Electrical, Plumbing and Fire Life Safety (MEP&F) projects in high-profile locations. Many projects are on behalf of corporate executives and require the ability to communicate effectively with these executives and their staff. You will be responsible for managing and coordinating along with the team all required activities during the course of the Project through the conceptual planning, programming, engineering construction, and final Project close-out and turnover to the facilities team in a timely, efficient and cost effective manner.

Candidate will monitor design and construction activities to insure that all phases of the performance of the work is done in accordance with established standards, contractual agreements, and as expeditiously and economically as possible. This position will manage project requests relating to repositioning programs, replacement or upgrading building infrastructure and support systems, and relocating staff.

Project Managers work within a clear set of policies and procedures to execute the required tasks. This candidate must be able to communicate with Senior Management and associates at all levels. You will report to the Global Account Director, and works closely with the Regional Real Estate Manager who leads the East Region.

Job responsibilities:
Deep knowledge of construction industry and managing large scale projects for high profile clients working with industry-leading consultants, construction managers, subcontractors, vendors, etc.
Ability to work with them to deliver high quality programs Manages and organizes project workload distribution among existing team to ensure project deadlines are being met
Understands and enforces detailed policy and procedures that project managers must follow when managing projects
Reviews the development of all capital funding packages for projects and ensure scope is in line with existing standards
Reviews all budgeting and understand pricing variances across different markets Ensures competitive pricing on all contracts through the use of sourcing and following policy on bidding guidelines
Work with team leads to reduce costs on projects being submitted through potential scope and specifications changes
Ability to learn proprietary Project Management software quickly & effectively; experience with Project Management systems and technology
Responsible for reviewing every commitment, invoice and change order generated from the assigned projects and ensuring they meet policy
Responsible for coordinating with vendor management and sourcing in the management and selection of vendors.
Responsible for coordinating with internal partners (Design, IT, AV, FF&E, etc.)
Operational risk assessment for highly technical activities Are accountable for Project Scope, Budget and Schedule
Exceptional time management skills and the ability and presence of mind to escalate issues when required
Works with GRE partners, Line of Business (LOB) executives on new projects and provide project support on new deals
Ability to partner across business areas to reach a common goal
Expertise in building and managing detailed construction budgets and schedules, logistics plans, and change management protocols, etc.

Required qualifications, capabilities, and skills:

Bachelors or Master's Degree, with preference for Construction, Engineering, Architecture or Business
7+ years of work experience, working in Real Estate or Project Management preferred
Excellent oral and written communication skills
Strong ability to work with clients at all levels of the organization
Self-starter who delivers exceptional project management and manages teams to this standard
Strong proficiency in compiling and presenting written project correspondence to executive leadership
Experience and knowledge of business processes and procedures, applications, workflow, and planning
Must possess strong conflict management, communication, organizational and negotiating skills
Detailed knowledge of business services and systems and implementing corporate policies
Strong working knowledge of full MS Office suite, with excellent financial modeling/management skills in Excel
Availability to travel within the region as needed to visit project sites
