Position Description:

Supports Thrive Real Estate Group and Thrive Development Group by advancing the client and business to business experience. Works with cross-functional roles within client teams and develops broad understanding of needs and objectives to create multi-year real estate plans that include: location counts, strategic positioning and market penetration.

Essential Duties and Responsibilities:

  • Supports Real Estate and Development teams by collecting the information necessary to present new store locations and complete Letter of Intents (LOI's) which includes market rents, zoning type, population, traffic counts, visibility and functionality.
  • Makes initial contact calls with listing brokers and/or property owners to confirm location availability or opportunities.
  • Updates and maintains trackers regarding deals for multiple assigned clients across different markets.
  • Drafts and tracks LOI progress for assigned clients.
  • Supports creation of presentations, pitches, and client deliverables for prospect/client meetings.
  • Organizes and participates in periodic client meetings and/or calls.
  • Uses CoStar to view listings and identify listing broker/agents in the various markets we represent. Gathers relevant Costar related reports, research and data. Abstracts, interprets and understands data, presenting data points to various audiences.
  • Ability to use County Assessors site and Geographic Information Systems (GIS) parcel mapping to ID property owners.
  • Gathers research information and creates market surveys and tour books by adding building information, maps, pictures and CoStar data. Provides market information regarding competitors, adjacent locations, etc.
  • Organizes and conducts client tours for prospective sites.
  • Assists and participates in planning as needed for industry functions, networking events and client events.
  • Travels to client markets and conducts site visits to establish strategic recommendations.
  • Develops, gathers data and presents long-term strategic plans as it relates to client growth of their real estate portfolio and/or business lines.
  • Interfaces closely with economic development staff within client territories to understand commercial and residential markets.
  • Analyzes all demographic data as it relates to new sites, existing sites, and long-term strategies.
  • Performs other related duties, as assigned.


Minimum Qualifications (Education, Experience, Skills):

  • Minimum of 5 years in the Commercial Real Estate industry
  • Arizona Real Estate sales person license required
  • Self-driven with the ability to work independently
  • Strong networking skills
  • Proficient in MS Excel, Word, PowerPoint, Smart Sheet, Costar and web-based video conferencing
  • Excellent communication, analytical and problem-solving skills
  • Ability to read, understand and abstract KPI's from relevant reports
  • Basic understanding of retail industry needs, drivers and trends
  • Valid drivers' license and clean MVR
  • Must maintain auto insurance at all times which is equal to or in excess of the state minimum
  • Valid passport
  • Communicates well with all levels within client organizations
  • Ability to pass a background check and drug screen, where applicable for position
